A complete file commonly includes rental application, government photo ID, proof of income, landlord references, credit-check consent, guarantor documents if required, Standard Form of Lease readiness, and move-in inspection records. Application & identity
- Completed rental application (standard fields)
- Government-issued photo ID for each applicant
Proof of income
- Recent pay stubs (commonly the last 2)
- Employment letter stating role, start date, and salary
- Notice of Assessment or T4 for self-employed or commission income
References & consent
- Current and previous landlord references (name and contact)
- Credit-check consent (signed)
- Guarantor application, ID, income proof, and signed guarantee (if required)
Lease & move-in
- Standard Form of Lease readiness (Ontario)
- Move-in inspection checklist pointer (room-by-room condition, photos, signatures)
