Mortgage pre-approval documents in Ontario

A minimum viable Ontario pre-approval package usually includes government photo ID, recent pay stubs or income documentation, an employment letter, credit consent, and down-payment verification. Minimum viable pre-approval file

  • Recent pay stubs (typically 30 days) or alternative income proof.
  • Employment letter confirming role, tenure, and compensation.
  • Credit consent record.
  • Down-payment verification — bank statements, gift letter with donor proof if applicable.

Self-employed add-ons

Self-employed and BFS borrowers rarely fit a pay-stub workflow. Pre-approval packages add 2–3 years of T1 General, Notice of Assessment, business financials, and business bank statements where lenders require them.
