Many Ontario brokerages run Finmo, BOSS/Vault, Filogix, or similar origination platforms. Those systems handle borrower portals, lender submission, rate holds, and integrations with A-lenders and alternative lenders.

But they may not solve intake for every agent on every deal.

The gap before the LOS upload

Before the file reaches your LOS, the agent may still need to collect documents from the borrower:

  • Government-issued photo ID
  • Pay stubs, T4s, or self-employed tax returns
  • Employment letter
  • Bank statements and down-payment proof
  • Gift letter with donor documentation
  • Agreement of Purchase and Sale
  • Credit consent and lender conditions

That work often happens through email, text messages, and shared drives — outside the LOS — especially for solo agents whose brokerage does not mandate a single portal.

When the LOS portal is enough
