Tenant screening is document-heavy. Before presenting an applicant to a landlord client, many Ontario property managers assemble a file that may include:
Application and identity
- Completed rental application (standard fields)
- Government-issued photo ID for each applicant
Proof of income
- Recent pay stubs (commonly the last two)
- Employment letter stating role, start date, and salary
- Notice of Assessment or T4 for self-employed or commission income
References and consent
- Current and previous landlord references (name and contact)
