Under the Condominium Act, 1998, a condo corporation must provide a status certificate in the prescribed form within 10 days after receiving the request and the prescribed fee. The fee for a standard certificate is capped (commonly up to $100 including applicable taxes). Anyone may request it; who pays and who orders is a deal/brokerage practice question, not something Hivi-X decides.

Who orders the status certificate?
Under Ontario's Condominium Act, anyone may request one from the corporation. In practice the seller, seller's lawyer, or buyer/buyer's lawyer often orders through management — listing agents coordinate and track, and rarely order alone without authorization.
How long does the corporation have to provide it?
The Act requires the corporation to give the certificate within 10 days after receiving the request and the fee. Busy buildings or incomplete requests can still delay practical delivery — start at listing, not after acceptance.
What does the fee cost?
The prescribed fee is capped (commonly up to $100 including applicable taxes for a standard certificate). Optional expedited service, if offered, is separate and not the same cap — confirm the amount on the management order form.
What documents does the seller provide?
Signed request or consent, fee payment proof, unit number, parking/locker details, and management contact — plus the delivered PDF once issued.
Should buyers receive the cert directly?
Follow your brokerage process and the APS — usually lawyer-to-lawyer or via the listing file. A certificate is a snapshot as of its issue date; stale copies may need a fresh order.
