Ontario realtors should run first-lease files on a newcomer rental template: passport, immigration status proof, Canadian employer letter, recent pay stubs or offer, domestic bank evidence where required, landlord references (or overseas with translation), credit check consent, and guarantor docs if the landlord requires them for applicants generally. Each item gets approve/reject before submission.

Ontario's Residential Tenancies Act and Human Rights Code framework allow landlords, in prescribed ways, to use income information, credit checks/references, rental history, and guarantees when selecting tenants. Lack of Canadian credit or rental history should not be treated as an automatic fail based on Code grounds — collect what the landlord legitimately needs, and keep selection decisions with the landlord/counsel, not the checklist tool.

For most private residential tenancies, the Standard Form of Lease is mandatory for new written agreements — keep the executed lease on its own line when the file moves from application to signing.

What ID works for newcomers without OHIP?
Passport plus permit or PR card is common — landlord acceptance varies. OHIP is not a residential-tenancy ID requirement.
Can overseas bank statements count?
Sometimes alongside Canadian employment, larger deposit/guarantor, or other landlord criteria — document landlord requirements; reject stale statements. Do not invent a universal rule.
Is credit history required?
Landlords often seek consent for a Canadian credit check. Newcomers may have thin files — add reference lines and guarantor if the landlord uses the same requirement for all applicants.
Standard Form of Lease?
Ontario uses the Residential Tenancy Agreement (Standard Form of Lease) for most private residential tenancies — signed copy on its own line when executed. Exclusions exist (e.g. many care homes, certain social housing, co-ops).
