Move-in proof arrives too late

Ontario law does not generally force every tenant to buy insurance — but leases often do, and once signed, proof becomes a move-in gate. Timing compresses:

  • Quote Friday, keys Monday
  • Landlord wants a named party on the policy (often additional interest; sometimes the lease says additional insured)
  • Tenant sends a screenshot without policy number or limits
  • Producer and CSR both think the other chased the binder

Common practical proof: certificate of insurance, declarations page, or broker letter showing named insured, limits, and effective dates. Minimum liability (often around $1M in lease practice) is lease-driven, not a single statutory figure.

Frequently asked questions

What do landlords typically require?
Proof of an active tenant/renters policy, often a minimum liability limit, and sometimes the landlord or property manager named on the policy — commonly as additional interest for cancellation notice. Confirm the lease wording; Ontario statute does not itself create a universal insurance duty.
Is a binder enough?
Many landlords accept binders or certificates before final dec pages arrive — add separate checklist lines for temporary proof vs final dec.
Additional insured vs additional interest?
Different concepts. Additional interest usually means notice if the policy changes or cancels. Additional insured extends coverage to that party and is less common / not always available on residential renters forms. Match the lease and what the carrier will issue.
