Ontario property deals signed by an attorney-in-fact need a property power of attorney (often a continuing power of attorney for property under the Substitute Decisions Act, or a limited transaction POA) on the file — not a bank-signing card alone. Realtors collect, label, and QC the package the lawyer asks for; they do not decide whether the POA is valid.

Ontario's public guidance: an attorney for property may be authorized to maintain or sell the grantor's house when the document allows it. Formal execution rules (written instrument, capable grantor, typically two witnesses) and title-insurer extras are lawyer territory. Hedge every "must" to counsel.
