Passport-only ID on rental applications (Ontario realtors)

Passport-only ID on rental applications (Ontario realtors)

No OHIP does not mean no file — it usually means passport + (often) status proof + income, each on its own line.

Direct answer

Ontario realtors QC passport-only newcomers by requiring a passport bio page, then immigration status documents when the landlord or brokerage template asks for them (work/study permit or PR card), plus Canadian income proof or guarantor, and credit consent on separate lines. Reject submissions that are passport alone when your template still shows open status or income lines. Landlord rules vary — export documents you QC'd; do not give immigration advice.

Human Rights Code limits how citizenship and related questions can be used in housing. Collect only what the landlord's screening list and brokerage policy call for; if a request looks improper, escalate to broker of record or counsel — do not invent a status-document statute.

Frequently asked questions

Is passport alone enough?
Usually no for competitive landlord files — many PMs also want status proof and income. Passport alone fails QC on most brokerage rental templates. Confirm the listing's stated list.
No OHIP?
Expected for new arrivals — do not treat missing OHIP as a failed ID file. Passport (and often a permit) is a common photo-ID path. Health cards are generally a poor choice for non-health ID; prefer passport or driver's licence when available.
Credit file thin?
Credit consent + references + guarantor lines as the landlord requires — still with written consent for credit checks.
International student?
Study permit line + guarantor is common practice — see student move-in workflow. Lists vary by landlord.
Does Hivi-X verify immigration status?
No. You QC legible uploads; the client is responsible for accuracy. Hivi-X is not IRCC software.
Does FINTRAC require rental ID?
FINTRAC guidance generally ties broker ID duties to purchase or sale of real property, not leases or rental management alone. Still collect landlord-required ID for a complete application package — confirm edge cases with your compliance officer.
