Tenant insurance proof for landlord requirements — broker intake

Tenant insurance proof for landlord requirements — broker intake

The realtor forwards a lease clause. The tenant buys a bare-bones online policy. The landlord rejects proof at move-in. Your CSR gets the call.

Direct answer

Intake landlord requirement and bound certificate as separate checklist lines. QC limits and interest wording before anyone forwards to the property manager. Hivi-X organizes intake; policy issuance stays in carrier/BMS workflow.

Ontario lease framing (ops, not legal advice)

Ontario's standard form of lease (Residential Tenancies Act context) lets landlord and tenant agree that the tenant must carry liability insurance, and that the tenant must provide proof when the landlord asks. Contents insurance is typically up to the tenant unless the parties agree otherwise in valid additional terms.

That means CSR intake should start from the signed lease / rider, not from a generic "everyone needs $2M" myth. Limits and wording are lease- and landlord-specific.

Additional interest vs additional insured

WordingTypical meaning in habitational practice
Additional interestNotice party (cancellation / change interest) — common landlord ask on tenant policies
Additional insuredExtends liability protection to that party — often unavailable or limited on personal tenant products

If the lease says "additional insured" and the carrier will only offer "additional interest," document the mismatch in writing for the client and realtor — do not invent coverage on a certificate.

What this looks like in practice

A North York property manager emails $2M liability and named additional interest Tuesday. Tenant binds Wednesday with $1M and no interest party. Move-in fails Thursday; realtor and broker both get blamed. Intake the landlord requirement PDF as line one — QC the bound certificate against it before anyone forwards proof.

Free tools vs checklist

Low-volume tenant policies: email works with a CSR who reads lease riders. September GTA lease surge: missing-item tracking prevents move-in day fires.

Ontario bottom line

Landlord requirements are specific — liability limit, interest wording, effective date. A generic tenant policy dec page may fail even when coverage is bound. Intake the landlord rider as its own line so CSRs quote and document what the lease actually demands.

Not shipped: COI issuance, carrier portals, automated landlord email.
