Ontario realtors collect on named checklist lines: valid identity documents for FINTRAC verification, proof of funds (bank letter preferred), brokerage foreign-buyer forms, and lawyer engagement confirmation when required. QC readability and name consistency. Refer residency, federal prohibition, and NRST questions to buyer counsel — do not advise.

Is this tax or legal advice?
No. This is document collection for the transaction file. Buyer counsel handles federal prohibition eligibility, NRST, withholding, and structure.
Are the federal foreign-buyer ban and Ontario NRST the same?
No. The federal Prohibition on the Purchase of Residential Property by Non-Canadians Act is a separate measure from Ontario’s Non-Resident Speculation Tax. A buyer who fits an exception under one regime may still face the other — confirm with counsel.
What ID is standard?
FINTRAC-prescribed identity verification for real estate (methods include government photo ID and others). Passport is common for foreign nationals; follow brokerage SOP and keep records of the method used.
Proof of funds?
Bank letters or statements showing available funds — QC letterhead and name match; lawyer confirms adequacy and source-of-funds questions.
